DESIGN REVIEW DOCUMENTS ARE PRESENTED FOR REVIEW AND COMMENT

Quincea has submitted the Design Review Commission (DRC) Application for City of Tempe Design Standards Review. Seeking neighborhood design critique, all documents presented to the DRC and neighbors within a 300'foot radius, are available for review. We are seeking design comments related to the site plan.

Introduction:

 

Quincea Social Enterprise Initiative is pursuing a Design Review from the City of Tempe Design Review Commission (DRC) for a new project located at:

   

1 East Continental Drive, Tempe, Az.

     

    Quincea is interested in placing a sustainable agricultural project on the North portion of the PERA Club property for greenhouses and gardens for food production. The proposed project will demonstrate best desert practices for sustainable farming, and seeks partnerships with neighborhood community members.

      Site planning documents were submitted to the Tempe Development Services Planning Department for Preliminary Site Plan Review on December 28th, 2010.

      Design Review Commission :

      Design Review Commissions' criteria for review, addresses the esthetic use of proportions, harmonious integration, landscape, best interest of health-safety-walfare for responsible development. Additionally, Design evolution of a Site Plan with the input of the adjacent land owners.

       

      Although it is not a requirement to hold a neighborhood meeting for projects conforming to existing zoning (Agriculture/1 dwelling per acre), a courtesy presentation was offered to the landowners within a 300'foot radius of the PERA Club site.

      The primary purpose for the neighborhood meeting was in establishing review and comment of the Site Plan submitted to DRC. 

      Upon/ having received Neighbors Design Critique and Concerns, Quincea has the intention to develop a refinement of the  Site Plan, demonstrating the willful integration and reflection of mutually beneficial interests between PERA Club land management (SITE OWNER), neighboring land interests (ADJACENT OWNERSHIPS) and the programming needs of Quincea greenhouse crop production (TENANT).

        • Post card invitations were sent to 135 landowners and several Home Owner Associations. Attendance by approximately 42 individuals participated in the presentation.
